We spoke with Belle Property Southern Highlands’ principal, and well known local real estate identity, Debbie Pearce, to give our readers some valuable advice:

And when it comes to newly built or vacant properties, styling becomes one of the most powerful tools to bring a home to life.

Styling is the process of furnishing and accessorising a property to highlight its best features and assist buyers connect emotionally with the space. In a newly built or vacant home, rooms can feel cold, flat, or difficult to visualise.

Without reference points like furniture or artwork, buyers can often struggle to understand how a space might function – or how their life might work within it.

By thoughtfully styling each area, it creates a sense of flow, proportion, and purpose as imagination alone often isn’t enough. It can show how an open-plan layout can feel warm and welcoming, how a spare room can become a study or nursery, and how even compact spaces can be functional.

Buyers don’t have to guess whether their lounge will fit or how to use an open space — it’s all there in front of them, presented with intention. When buyers can see themselves living there, it can eliminate hesitation, whereby they’re far more likely to act.

Not every home necessarily requires full styling. Sometimes, adding key pieces to main living zones, bedrooms or outdoor areas is enough to give buyers the right impression. There are flexible, cost-effective solutions to suit every property and budget.

Overall, I believe styled or furnished homes simply photograph better. Bare walls and empty floors rarely make an impact online. It gives the property warmth, personality, and context — all of which play a huge role in helping buyers feel connected.

A well-furnished or styled home captures attention in a crowded market, assisting to generate more enquiry, and creates a stronger emotional pull during inspections – that emotional connection can make all the difference.
