Berrima And New Berrima Property Markets

Located to the west of Moss Vale, and just minutes from the Hume Expressway is the historic village of Berrima and its satellite `cousin’, New Berrima. Even though the two villages have the same Berrima name, both are quite different.

The historic village of Berrima was established in 1830 and, at the time, was quite a busy and thriving town. In fact, it was the largest centre in the Highlands area, being located on the original Hume Highway between Sydney and Goulburn.

Apart from its historic homesteads, quaint Georgian-style cottages and unique shops, Berrima is home to one of Australia’s oldest hotels: the Surveyor General built in 1834 (still operating today), and the historic Berrima Gaol, established in 1839. It was used for a variety of prison and internment purposes until its final closure in 2020, at which point it was the oldest Australian correctional facility in operation. It is also home to internationally acclaimed musicians [guess who]. 

Berrima features a primary school, motels, bakery, cafes and award-winning restaurants & wineries, post office, general store and recreational areas including parks and riverside walkways. As mentioned, it is just a few minutes away from the Hume Motorway – key thoroughfare to Sydney, Canberra and Melbourne. Likewise, the busy towns of Moss Vale and Bowral are short drives.

New Berrima, in comparison, is relatively young, established in the 1920s as a residential opportunity for workers of the nearby cement works. It is home to some 600 residents (2021 census). Featuring a small number of streets – most named after Australian capital cities, New Berrima features a combined fuel stop and store (including bottle shop, take-away and groceries) and sporting fields.

Elevation – From 660 mtrs to 690 mtrs above sea level.

Population:  1,473 (2024 census)

Property Market

The median house price in New Berrima is $760,000, with a 3.75% annual capital growth. In the past year, there have been 13 house sales in New Berrima. 

The median rent for houses is $600 per week, with a -3.3% growth in the past year. 

For comparison, the median house price in Berrima is $2,212,500, according to Domain. 

The median rent is $983 per week with a 29.3% growth. 

New Berrima is a fantastic and cost-effective opportunity for new home buyers and investors. Priced at the cheaper end of the market, properties move quickly with a range of house styles.

On the other hand, properties in and around Berrima Village are limited and represent strong long-term capital gains. Classic quality homes, lifestyle properties and unique architecture all surrounding the historic village of Berrima.
