House & Land Packages – Easy Choice Or Hidden Obstacles?

The Southern Highlands features a number of large and smaller land developments in the Moss Vale, Bowral and Mittagong areas. These are commonly known as `greenfield’ developments and feature master planned infrastructure – such as below-ground power, internet cabling, water and gas already installed and ready to go.

 

Builders and developers also take advantage of these greenfield opportunities by offering house & land packages – a sort-of `off-the-shelf’ option.

House and land packages offer a more streamlined option for buyers and investors. They can also offer significantly better value compared to purchasing an existing home in the same location. 

If this is your first time considering a house and land package, there are a few key questions you should ask to ensure you’re making the right decision for your first home or investment property. 

  1. How much does a house and land package cost?

House and land packages are typically less expensive than purchasing an established home. The price may differ based on the home’s size, the block, and any included features. Additional expenses such as registration fees and stamp duty should be considered, as they are not part of the listed price. For ready-built turn key house and land packages, a deposit of 5% may be required.  

  1. What is included in the cost?

The inclusions and exclusions in house and land packages can differ between homebuilders. For instance, some may provide features such as driveways, fencing, and landscaping, while others may not. Therefore, it is important to confirm exactly what is included in a specific house and land package prior to making any commitments. Display homes may feature items that are not part of the standard offering.

  1. How long will it take to build?

The timeline for a house and land package depends on whether the land is registered or not. Once you purchase the land and approve your design, completion usually takes six to twelve months. If you buy registered land, the process may be quicker since surveys and developer checks are often already done.

  1. Can I design my own house?

A common concern when considering a house and land package is the perceived limitation on creating a personalised home. While certain builders maintain strictly defined design choices, others offer more flexibility in customisation. For instance, some providers allow modifications to the floorplan to better accommodate individual preferences, along with additional options for personalising the property, such as:

  • Flooring and tiling selections
  • Splashback and benchtop alternatives
  • Façade designs
  • Choice of fixtures and finishes
  • Possibilities for including an alfresco area
  • Landscaping solutions
  • Upgrades to a smart home system
  1. Are there any incentives?

First home buyers or those building for the first time may qualify for a $10,000 First Home Buyers Grant if the house and land cost under $750,000. Additional incentives, such as discounted upgrade packages from builders or the Federal Government’s 5% loan scheme, may also be available.

  1. Is a house and land package good value for money?

For those seeking a cost-effective approach to home ownership, house and land packages present a viable investment option. These properties offer benefits such as government incentives—including potential stamp duty savings upon completion—and the prospect of gradual value appreciation, particularly in desirable locations. As the land value appreciates, so does capital growth. Additionally, investors may consider the future potential to subdivide or develop multiple dwellings on a single plot.
