I Want To Sell My House – What’s Next?

Selling the family home or an investment property is something many of us will face during our lifetime. We want the best price in the least amount of time. Here’s a few hints on how to get your home ready for sale, even before you select your preferred agent.

To get your property ready for sale, declutter, clean, make repairs, and consider staging. Keep the exterior and garden tidy to increase street appeal.

Here’s six simple tips to help you along:

  1. Declutter and depersonalise:

Remove excess furniture and personal items to make rooms appear larger and allow buyers to envision their own belongings. Pack away items like family photos, religious symbols, and collections to create a neutral space. Ensure clear walkways and a sense of spaciousness by rearranging furniture.

  1. Clean thoroughly:

Deep clean the entire house, paying attention to bathrooms, kitchens, and high-traffic areas. Clean windows, mirrors, and appliances to ensure a sparkling presentation. Consider steam cleaning carpets or replacing them if needed.

  1. Make necessary repairs:

Address any minor repairs like leaky faucets, broken tiles, or chipped paint.  Check for and fix any structural issues or damage to ensure the property is in good working order.  Repair or replace any damaged flyscreens or fittings.

  1. Enhance street appeal:

Maintain the exterior by mowing the lawn, trimming shrubs, and removing weeds. Ensure pathways and driveways are clean and tidy. Consider adding fresh mulch or soil to the garden for a refreshed look. The Highlands has a range of professional gardeners and landscapers to help you here.

  1. Stage your home [Optional]:

If budget allows, consider professional staging to highlight your home’s best eatures.  Rearrange furniture and add decorative touches to create a welcoming atmosphere. Your selected real estate agent has contacts, ideas and advice to offer.

  1. Choose the right real estate agent:

Check out our agent selection story in this issue of Property Update. Find an experienced agent who can guide you through the selling process and provide valuable advice.  Ensure the agent has a strong marketing strategy to reach potential buyers.

By following these steps, you can present your property in its best light and maximize your chances of a successful sale.
