10 Contemporary Apartments All About Modern Living Are Hitting The Market
Who else drives through the Moss Vale Road and Kangaloon Road roundabout at the southern end of Bowral, sees the construction happening on the corner and wonders what’s going on there?
We decided to do some sleuthing ourselves and caught up with the property developer behind the project, Ed Archibald and local real estate agent, Henry Capel – Principal at One Agency Bowral – tasked with selling the super slick looking apartments that will make up this boutique building.
And we got ourselves a sneak peek at the beautiful interior design concepts, plans and exterior look and feel.
It all looks quite snazzy and gorgeous, actually!
Here’s our chat with Ed and Henry….
1 :: First of all, can you give us a rundown on what One Kangaloon Road will look like when it’s built?
Ed :: There’s ten apartments across three levels with basement parking underneath. It’s a mix of 1-bedroom, 2-bedroom and 3-bedroom apartments, with lift access to all levels.
The interiors are spacious and modern and have been guided by how most people live now with high ceilings, open plan design and a seamless flow between indoor and outdoor living.
Henry :: The exterior façade is unique in that it’s modern and contemporary but sits into the Bowral landscape – particularly that location there – really well.

2 :: Let’s talk about the exteriors a little bit more. Ed, when you purchased the land for development, the majority of the plans were in place, is that right?
Ed :: Yes, the external façade of the building was designed by the previous architect who had worked extensively with Wingecarribee Shire Council on the design.
We liked what the architect had done with the facade, and with Council already on board, we took the next steps of redesigning the landscaping, which is such an iconic part of Bowral streetscape, following the Bowral Tree Master Plan closely.
We are thrilled with what the landscape architect created. Everything from the hedging to the tree selection – is what you’d associate with regional living and expect from such a prime building in Bowral.
3 :: The bricks were specially selected too.
Ed :: The façade is a mix of brick and natural materials but predominantly brick.
We specifically chose a dark, thin profile – 50ml brick, aptly named the “Bowral 50”. It settles into the landscape better than a lighter colour and also provides privacy which is what a centrally located property needs.
4 :: Ed, how did you come across the property?
Ed :: Like you guys, I’ve been driving past that area for years and always thought it was some sort of council-owned green space. I didn’t realise it was privately owned until Henry rang me one day and told me it was up for sale.
Henry :: Ed and I went to school at Tudor House together and have worked on a number of other projects together in Sydney and also in other regional areas. So, when I heard the owner of this piece of land was thinking of selling, I called Ed to let him know.
Ed :: I bought it on behalf of the property company I work for at auction just before Covid hit.

5 :: While you didn’t change the exteriors drastically, you changed the interiors, didn’t you?
Ed :: That’s right. The original plans were for two-storey townhouses. We swapped them out for single level apartments with internal lift access – you don’t have to navigate stairs at all [if you don’t want to].
Henry :: This is great for potential buyers.
I’ve been speaking to someone who’s interested in one of the apartments. He’s down-sizing from a property in the Highlands but wants to be close to the golf course. He can store his clubs in the basement, jump in the lift to collect them when he’s heading out for a round and walk down the road to Bowral Golf Club. It’s ideal.
6 :: So One Kangaloon Road will appeal to local downsizers?
Henry :: It will appeal to a range of different buyers.
Downsizers definitely, young families who are looking for an entry point into the market – remember the apartments are larger than a standard sized apartment so fantastic for families. And the lift access is handy for parents with prams too.
We are anticipating most of the apartments to be bought by owner occupiers.
7 :: Creating a mini community has also been considered in the design too, is that right?
Ed :: Absolutely. Boutique apartment buildings like this one can create wonderful communities. We’ve factored that into the design with communal areas that will encourage residents and their guests to gather through the use of outdoor seating and landscaping.
We’re also including vegetable plots into the space so people can grow their own veggies.
Henry :: And if someone is going away, they can ask their neighbours to literally keep an eye on their patch.

8 :: That’s so awesome – we LOVE that. We also LOVE the location.
Ed :: That’s definitely a positive with One Kangaloon Road and something we liked from the get-go. The first thing we did when we inspected the land before we bought it, was to get out of the car and walk into town.
Henry :: It’s four minutes to The Press Shop which is pretty handy.
Ed :: The proximity to Bowral Golf Club is also another plus, as Henry mentioned earlier.
Henry :: The apartments are priced to sell. These apartments are high quality with fantastic designer finishes in a very convenient location and we’ve positioned the pricing to be fair and reasonable, so they sell. It’s an exciting product to bring onto the Southern Highlands property market.
9 :: So, when will they go on the market?
Henry :: We’re taking enquiries now and are absolutely open to offers. We’ve already had a lot of interest off-market, so I’d recommend getting in quick if you’re keen.
