Property tips: How to prepare your home for sale

Selling your home is a major step, and how well you prepare can significantly impact the result. We spoke with First National Bowral’s Anna Falvey to get some tips and hints how to showcase your home when its on the market.

According to Anna, if you follow these seven steps, you are well on the way to present your home at its very best and that it stands out in the market.

Set a timeline
Establish a clear timeline for your marketing campaign. This gives you a target to work towards and helps ensure all tasks are completed on schedule. Use this time to plan and finish any minor repairs or improvements before listing.

Declutter and depersonalise
Less is more. Remove excess belongings to create a sense of space and help buyers focus on the home itself. Take this as an opportunity to let go of things you’ve collected over the years. Pack away personal items like family photos, keepsakes, and awards so buyers can envision their own life in the space.

Completing minor repairs
Small issues can make a big difference. Fix paint patches, cracks, squeaky doors, leaky taps, or broken locks. Discerning buyers may see these as red flags.

Deep clean
Clean carpets, walls, inside cupboards, windows, and appliances. When all the small details come together, a property truly shines.

External appeal
First impressions matter. Pressure wash external walls, fix pavers, tidy landscaping, and clear pathways. The outside sets the tone for what’s inside.

Stage the home
Use neutral colours, arrange furniture to maximise space and flow, and add touches like fresh flowers, new linen, and subtle scents. Think “display home,” a clean, welcoming space that buyers can picture themselves living in.

Enjoy the process
“Selling a home is an exciting time!” says Anna. “Yes, it can be emotional and even stressful, but it’s also the beginning of a new chapter. Stay focused on your goals and remember why you’re moving forward.” She added.

And here’s a bonus tip: Remember, choosing the right real estate agent, one who will guide you through the process and provide truthful and insightful advice, can make the difference between a good selling
