Organise your finances: Get pre-approved for a loan so you can act fast when you find the right property.

Consult with solicitors: Hire a conveyancer or qualified solicitor to check contracts and advise you before you sign.

Understand and define your conditions: Decide if your offer is conditional (e.g. finance or inspections) or unconditional.

Review the contract of sale: Check deposit, settlement date, and inclusions before making an offer.

Organise inspections: Arrange pest, building, or strata checks to spot any issues.

Ask the right questions: Find out why it’s being sold, how long it’s listed, and if there are competing offers.

Research and setting budget limits: Base your bid on recent sales and stick to your budget.

Make a strong and clear offer: Put your offer in writing with price and terms.

Be prepared to negotiate: Expect counteroffers; stay calm and realistic.

Pay the deposit: Pay your deposit (often 10%) once accepted.

Use the cooling-off period wisely: Use this time for last checks or to withdraw if needed (deposit may not be fully refunded). If sold via auction there is no cooling-off period.
