The Smell Of Success: Yes, Selling A House Can Have A Smell!

Every week there are hundreds of Open Homes across the Southern Highlands which means hundreds of people marching through the front door. Apart from a visual impact, what about the smells, fragrances or `pongs’ that greet a visitor?

Why is smell important to selling a home?

Neuroscientific research indicates that the human brain is primed to respond rapidly to olfactory stimuli, with findings from Harvard University demonstrating a strong connection between scent, emotion, and memory. Olfaction can significantly affect emotional states and behavioural responses within different environments.

For individuals seeking to sell their property, these insights highlight an opportunity to create a favourable impression during open inspections by leveraging the influence of scent. Employing natural fragrances that convey freshness, cleanliness, and relaxation—delivered via methods such as essential oil diffusers, scented candles, or fresh flowers—has been shown to positively affect buyer perception and may even enhance property value. It is advisable to opt for subtle aromas rather than potent commercial air fresheners.

Additionally, simply opening windows to allow fresh air circulation can contribute to creating an inviting atmosphere within the home.

What smells to avoid in your home

Certain scents can influence the perception of a property during a sale. While aromas like freshly baked bread or brewed coffee are commonly used by real estate agents to create a welcoming atmosphere, research indicates they could also lead buyers to suspect attempts to mask other odours. The presence of pet-related smells may be off-putting to some, even among animal enthusiasts; therefore, arranging alternative care for pets or restricting their access to the interior when showing the property may be advisable. Odours such as cigarette smoke, mould, dampness, and strong cooking smells are generally considered undesirable, and using products with strong chemical scents, like bleach, might also be viewed unfavourably.

So, just what scents should you be using when putting your house on the market? Here’s Harvard’s Top 5!

  1. Citrus

Citrus is often perceived favourably by buyers. The zesty combination of lime, lemon or oranges is synonymous with freshness. It works well in areas where buyers are expecting cleanliness, such as the kitchen and bathrooms.

Also known as a mood enhancer, the scent of lemons can help to reduce stress. So, it will leave your interiors not only cleaner and smelling better but more also relaxed.

  1. Pine

While popular at Christmas, the scent of pine oil can be used at any time of the year. Its woody aroma is renowned for being invigorating and uplifting. It is also a common aroma used in cleaning products. This theme can be carried into your decor by putting pine cones into a bowl for decoration.

  1. Vanilla

The sweet and nutty aroma of vanilla is a popular choice for interiors as it can eradicate unwanted smells. Considered to be pleasant and comforting to the senses, it is a fragrance with wide appeal

Spray this around the home and it will freshen up even the mustiest rooms.

  1. Cinnamon

Boiling cinnamon sticks or cloves creates another beautiful fragrance suitable for homes, particularly living rooms and kitchens. It will remind buyers of baked cookies – but without having to make them. It also works well with orange peel for a little extra sweetness.

  1. Lavender

The perfume of lavender has long been associated with sleep and is a great choice for a peaceful interior. Mix it with vinegar to create your scented cleaning products – add to its bouquet by combining it with jasmine and rose. Use lavender in the bedrooms to highlight their serenity.

If your home has cottage appeal, be sure to add some to a vase on the dining table as a styling touch.
