Southern Highlands Property Update: 10th July 2025

Welcome to our latest issue of Property Update. In this issue we cover the effects of the RBA’s interest rate decision and what some of our top agents say, we look at both Berrimas’, property trends on the eastern side of the Highlands, latest news for renters, how much does it cost to sell a home and much more.

Southern Highlands Property Market At A Glance

Based on industry data there are some 720 properties for sale in the designated Southern Highlands area – a reduction of approximately 30 properties over the past fortnight. More sales than listings for the period.

This week we look at the picturesque eastern side of the Southern Highlands area including the villages of Robertson and Burrawang. We also look at recent property movement around Kangaloon, Fitzroy Falls and Wildes Meadow areas.

Robertson: the median house price in Robertson is $1,225,000

Burrawang: the median house price in Burrawang is $2,066,667

Kangaloon, just east of Bowral, features larger rural holdings that feature multi-million dollar rural estates – such as a luxury home set over 15 acres of park-like gardens which sold for $6,850,000. But now and then you can find something a bit more manageable like a five bedroom, two bathroom renno on just over an acre. A lucky family snapped it up in 2023 for $1.55 million. There is a village-style strip on Kangaloon Road that features the local primary school and a row of homes on suburban-sized blocks.

Fitzroy Falls on Nowra Road south of Moss Vale is home to some magnificent rural holding and lifestyle properties. Apart from larger rural and lifestyle properties, there are also sections surrounding Morton National Park that feature picturesque avenues and streets home to a range of residential options and block sizes. There is limited retail available. In Fitzroy Falls, a property at 48 Manning Lookout Road sold for $2,815,000 on April 10, 2025. Another property at 951 Nowra Road sold for $1,200,000 on September 27, 2024.

Wildes Meadow is more of a location than a village – featuring some smaller residential opportunities along with larger rural holdings and lifestyle options. The area is just a stone’s throw from the quaint village and services of Burrawang. A property marketed successfully by Drew Lindsay SIR at 262 Blencowes Lane on 8.55 hectares sold for $3.2 million in late 2024. Additionally, a property at 391 Wildes Meadow Road sold for an undisclosed amount on November 22, 2024. 

Next week we head west of the Hume Motorway and look at areas such as Berrima, High Range, Joadja and Canyonleigh. You will be amazed at the trends for these `out-of-the-way’ areas.
