Spotlight: Colo Vale & Hill Top

Two of the Highlands’ more popular and growing communities are Colo Vale and Hill Top, some 10-minute drive north-west of Mittagong.

Both townships have histories rooted in the development of the region’s transportation and resource extraction industries. Colo Vale became a railway village, while Hill Top‘s development was tied to coal mining

The arrival of the railway line in the late 19th century saw the towns establish and grow. attracting residents and businesses alike. Both towns benefited thanks to nearby coal mining and associated industries. 

Whilst coal mining ceased in the mid 20th century and the Picton loop line ceased in August 1978, the towns continued to grow and attract a constant flow of new developments and residents.

Colo Vale and Hill Top have a strong sense of community, with a focus on preserving its heritage. 

The estimated resident population of Colo Vale and Hill Top is 6,561 from the ABS as of June 2024.

Let’s look at each town separately:

Colo Vale features a primary school and preschool. Secondary students have a bus service to both private and public high schools. A multi-purpose retail facility includes fuel, convenience store and bottle shop. A pizza restaurant is located adjacent to the convenience store. Colo Vale’s local community hall also hosts monthly markets. Colo Vale is also home to the well-known Warriapendi Nursery and Mussett’s Farm and a RFS brigade ready to spring into action if the need arises. The Hume Expressway is a few minutes away, with ease of access to Sydney and Campbelltown.

Fun fact: the property located on the corner of Church Road and Wilson Drive (Wensley Dale) was previously owned by a member of Fleetwood Mac!

Hill Top also features a primary school, preschool and bus service to both private and public high schools. The residents can take advantage of a range of medical, pharmacy and dental services, small supermarket, bottle shop, café, restaurants, hair & beauty salon, post office and specialty retail. Community facilities, sporting fields and well-resourced RFS brigade. The Hume Expressway is some 10 kilometres from Hill Top. In fact, there’s not much that Hill Top doesn’t offer!

Both towns feature a range of real estate options, including vacant land. Housing features a range of large and medium-sized housing options with some limited acreage and lifestyle options available.

Hill Top:

Median Price: $830,000

Annual Growth: 5% increase in the last year.

Rental Yield: 4.6% (average median rent $600 per week), according to REA. 

Colo Vale:

Median Price: $930,000

Annual Growth: 4% increase in the last year.

Rental Yield: Not specified
