You’ve Decided To Sell – Which Agent Is Best For You?

Only last week a resident of the Southern Highlands put up a post on a social media platform wanting to know a good real estate agent in the Highlands. Of course, they were bombarded with an extensive response naming most agents in the Highlands – some agents included themselves too!

Endorsements and testimonials are an important part of the decision-making process – but they are just a small part. Just because a friend, neighbour or a social media post strongly recommends an agent, think with your head and not your heart. Selling real estate is a serious and tough game. 

The Southern Highlands has a broad range of great agents and agencies – some specialise upmarket homes, rural, residential, lifestyle and even commercial. Some agencies specialise in specific geographic locations and others anywhere from Camden to Marulan!

Check the agencies that are successful members of The Fold’s property platform. Research the agency – check out the individual agents and have a look at their listed properties.

 

Here’s a few tips to help you take those first steps:

When choosing a real estate agent, factors to consider include experience, knowledge of the local market, communication skills, marketing strategies, and negotiation abilities. It may be helpful to review an agent’s track record, client feedback, and familiarity with your property type and area.  It is also a good idea to speak with two or three agents to get a real feel for the market.

Here’s a more detailed look at what to consider:

  1. Experience and local market knowledge:

Seek agents who demonstrate a strong track record of sales within your local area and experience with comparable property types. Verify that the agent possesses comprehensive knowledge of the local market, encompassing recent transactions, property valuations, and prevailing market trends. It is advisable to select an agent who specialises in your specific property category, such as apartments, houses, or acreage.  

  1. Communication and availability:

Choose an agent who communicates clearly and regularly, keeping you informed throughout the process. Ensure they are responsive to your calls, emails, and questions. Confirm they have the time and resources to dedicate to your sale. 

  1. Marketing and negotiation skills:

Inquire about their marketing strategies for your property, including online and offline channels. Assess their negotiation skills and how they plan to get you the best possible price. Check if they utilize digital tools like websites and social media (like The Fold!) to market properties. 

  1. Trust and compatibility:

Seek out testimonials and reviews from past clients to gauge their reputation.  Ensure they adhere to ethical standards and operate with integrity. Choose an agent you feel comfortable and confident working with. 

  1. Additional considerations:

Understand the agent’s commission structure and any associated fee. Verify their license and any relevant professional certifications. Review the terms and conditions of the agreement carefully. 

Once again we recommend the adage of `think with your head and not your heart’.
