What Makes An Airbnb Truly Bookable (And Rebookable)

Design tips from Opal & Oak to make your Airbnb guests hit book again and again

We won’t lie, we love a pretty photo on an Airbnb listing.

But it’s how a place feels that really decides whether someone makes a booking, tells friends about it, or comes back for another stay

To get the inside scoop, we spoke with the amazing Sacha from Opal & Oak. Her interior design service works across homes and short-term stay properties in the Highlands and beyond, and she knows how to make spaces look good and work well for real people.

Opal & Oak recently surveyed a range of Airbnb guests to find out what really makes a stay memorable. Here are the top things that keep guests happy and coming back.

Cozy living room with a green sectional sofa, round coffee table, striped poufs, and a window with flowing curtains. Warm tones and inviting decor.

1. Personality Beats Perfection

This could be our motto too!

Guests are drawn to spaces that feel thoughtful, not generic. Interesting lighting, a few vintage pieces, layered textures and considered colour choices stand out far more than perfectly renovated spaces that feel a bit soulless.

All-white rooms with cookie-cutter furniture might look great in photos, but they rarely stick in the memory. Guests want warmth, personality and a space that feels like it has a story to tell.

2. The Bed Matters More Than You Think

If there is one thing that really affects re-bookings and recommendations, it’s sleep.

Even the most beautiful stay can be ruined by a bad bed. A good mattress, breathable natural fibre sheets and supportive pillows make a huge difference in reviews and repeat bookings.

Heads up: guests notice polyester sheets. Skip them.

Cozy bedroom with a neutral tone, featuring a textured jungle-themed mural, cushioned bed with striped linens, and large window with a scenic outdoor view.

3. A Functional Kitchen Is Non-Negotiable

One of the most common guest frustrations is a kitchen that looks good but doesn’t actually work.

Even small kitchens should cover the basics. A couple of decent pans, sharp knives and enough cutlery for the maximum number of guests you can accommodate for.

When the essentials are in place, everything else falls into place.

Cozy kitchen nook featuring a wooden table, patterned chairs, and a cushioned bench. Ceramic plates adorn the wall, and large windows bring natural light.

4. Soft Lighting Changes Everything

Relying on overhead lighting alone can make even the most stunning space feel cold.

Guests respond to softer lighting like table and floor lamps, warm bulbs, and layered lighting that sets the mood.

It is also one of the fastest ways to improve a stay without a full renovation.

Tall white lamp with wavy design stands against a floral wallpaper featuring colorful flowers and green leaves, creating a vintage, cheerful ambiance.

5. Thoughtful Details Make Stays Memorable

Small touches often make the biggest difference.

Clear, well-designed guest guides, styling that reflects the local area or season, and details that feel intentional rather than just decorative all stand out.

These are the details that guests mention in reviews and remember when it’s time to book again.

Open book on a wooden desk near a vintage cane chair. The warm tones and textures create a cozy, rustic atmosphere, inviting relaxation and reflection.

If you want to turn your Airbnb into a place guests love staying in, these tips are a great place to start.

Even better, book a consult with Opal & Oak. Their tailored sessions provide practical design advice specific to your property. Their aim is simple, make your space stand out, feel considered, and become a place guests are happy to book again. How good is that?
